		<description>A nice guide for unexperienced, or even experienced realtors. I`ve seen many of my colleagues make these mistakes. I try to avoid these situations you`ve mentioned. But sometimes it is quite impossible, especially with stubborn clients :) . I would just add that if you`re the caught-in-the-web agent afraid to have &quot;the talk&quot; with your client, then try to think about the consequences of your actions, not just for you but for them too, explain it and they will listen to you. All you need to do is stay calm. This goes not only for detached houses. I specialize in Toronto condos and the worst thing is to have a client that listens to his neighbour rather than to you, especially when the neighbour is selling too and also has a high price. But then again, if you`re good, you might even make the neighbour your client :)
